This 4 bedroom, 1.5 bath beach house sleeps 8 guests MAX. and is a short 1 min walk to the sands of Hampton Beach, South and is within a short walking distance to all of the activities that Hampton Beach has to offer including the boardwalk, restaurants, theaters, shops, and fishing piers. Hop in the car and drive to popular local destinations- North Beach, 10min, Newburyport MA is 20 min, Kittery ME is 25 minutes, Portsmouth NH is 25 min, Boston is 50 min.
Amenities include WiFi, flat screen HDTV, Central Air Conditioning, coffee maker, toaster, popcorn maker, washer & dryer, off street parking and outdoor propane grill (guest provides propane), throughly cleaned between guests.
During your stay, you will be able to contact the host who is 35 minutes away.
Property is located on corner lot with 2-3 off street parking spots in residential South Beach - minutes from the boardwalk.
Walking and Bike riding are a great way to get around the beach!
You may not park on the street in front of the house, it is for Hampton residents only and is strictly enforced in summer months - $100 fine is guest responsibility.
Propane grill is provided. Propane is not included - Guest may use any propane left by prior guests and refill if needed.

Quiet Hours: 10pm-8am
No group gatherings or parties
No overnight guests other than the original number of people noted at time of booking
Bath Towels are NOT for Beach Use or Cleaning spills.
No Smoking or Vaping in the house ($400 cleaning fee) - If outside, All butts to be discarded safely in the trash outside, no on the ground ($25 charge)
No trash left on the ground outside
Bring trash toters to street on Friday and Monday mornings before 7am
Leave towels in tub and used sheets on floor of bedroom at end of stay.
Empty all food you brought from cabinets and refrigerator and wash dirty dishes prior to check-out
No food in bedrooms
Owners are not responsible for lost or stolen items, damage to your personal property while staying.
No subletting the house to other guests and the party who booked the stay must be present all nights and be the last one to leave at checkout so you can verify that the home was left in satisfactory condition.
For safety, It is recommended that small children not be allowed to sleep on top bunks - use at your own risk.

Payment Policy
50% Payment in full is required at booking (stay plus security deposit and cleaning fee)
Refundable Damage Deposit
Security Deposit is expected at time of booking. Your reservation is not confirmed until the deposit, all fees, rental agreement and copy of current government issued ID have been received. Security deposit will be refunded within 24 hours of check out less any damage / missing item deductions.

Cancellation Policy
100% of amount paid within 48 Hour of Booking, 50% of amount paid after 48hours. No Refund if Cancelled within 30 days of arrival. **Cleaning Fee is fully refundable for all cancellations**

YOUR RESERVATION IS NOT CONFIRMED UNTIL Rental Agreement is signed and emailed back to me along with a copy of a current valid Government Issued ID. If not received within 48 hours of booking your reservation will be cancelled and payment will be refunded.
